A mortgage broker should know of loan sources and the particular properties and type of borrower they favour. He relies on commission from lenders, and is not entitled to charge you, the borrower, a fee if he does not arrange a loan for you.

A person does not need formal qualifications to be allowed to set up in business as a mortgage broker. But all mortgage brokers must hold a licence issued by the Office of Fair Trading under the Consumer Credit Act.

REMORTGAGE

This is where a borrower currently has a mortgage outstanding and changes lenders, this is done to obtain improved terms or rate of interest offered than that of the existing lender. When remortgaging a borrower may also increase the amount of borrowing for home improvements or additional capital raising, subject to the new lenders terms and conditions.
